Pennsylvania Association Transition Checklist
Prepare a documented handoff of community records, responsibilities, open work and access.
Identify the transition
A developer-to-owner board transition and a change of management are different events. Identify the governing documents, the responsible board, the professional advisers and the applicable requirements before setting a timetable.
Collect a records inventory
- Governing documents, amendments and meeting records.
- Financial statements, budgets, invoices and reconciliation questions.
- Insurance information, vendor agreements and outstanding work.
- Access credentials transferred through an approved secure process.
- Open resident matters and decisions requiring board action.
Check the applicable rules
Review the community’s documents with its counsel and accountant. Consult the official Pennsylvania Title 68 property statutes for the relevant statutory framework. This checklist does not determine which provisions apply to a specific association.
Discuss your property or community
Share the address, unit count, current priorities and the timing of your next decision. Service availability, fees and responsibilities are confirmed in the written agreement.
